Is Winter a Good Time to Buy a Home in Flagstaff?

A chill is in the air as the winter weather rolls on here in February. Snowstorms and cold weather are hitting most of the country including us here in Flagstaff, and you may be wondering... is now the time to be on the hunt for homes for sale in Flagstaff? Or is the Flagstaff real estate market dormant and binging Netflix to stay warm like a lot of people out there? While some may be sitting on the sidelines hibernating on these cold days, The COLLINS TEAM of Realty ONE Group Mountain Desert are blazing forward, and those who are sitting at home may be missing out! Here are a few reasons to strap on those snow boots and hop in our truck so we can help you find the Flagstaff home of your dreams!

1. New Communities are Being Built in Flagstaff & Williams ...and are Selling Quickly!

You may want to act while others wait for the warm weather before all the homesites are gone in two new communities in and around Flagstaff. Trails End in Flagstaff, and the newest community of Pine Trails in Williams, AZ--just a a short drive to the west of Flagstaff! If you are familiar with the market in Flagstaff, you know that affordable new build homes are few and far between with rising real estate prices and limited supply. Homes in Pine Trails have some beautiful floorplans and start at an affordable price point in the $180's!

2. Less Competition & Motivated Sellers

The fact that a lot of people are staying indoors is a good thing for home buyers out there. January and February only make up 6% of existing home sales nationally, with May-August taking up around 40% of the buying action--creating a lot more competition and likely higher prices. Winter could be a great time find your home at a great value from a seller who is serious about selling quickly.

3. Closing Dates May come Quicker

In the winter months and around the holidays you can generally close on a loan faster than you would be able to in the summer months when things get really busy for your mortgage broker. Meaning you can find, close on and move in to your home faster than you would be able to during the warmer months!

Not convinced yet? Want to hear more great reasons to buy now and not put it off? Give The COLLINS TEAM a call today and speak with one of our experienced local Flagstaff agents about when the best time to buy a home in Flagstaff is for you! 928-774-3392
